LumenBlock provides approved business partners with a co-branded financing tool, calculator, information/request page, attributed sharing links and QR code. A request for a tool is not automatic approval to represent LumenBlock. Partner assets are issued following review and may be disabled when they are no longer authorized or appropriate.
Educational calculations
The calculator illustrates monthly gross rent divided by monthly PITIA. It does not underwrite a loan, model every property expense or establish eligibility. Its default figures are examples, not rates, terms, lender criteria or property forecasts. Different lenders and property types may use different rent, expense, vacancy or debt-service methods. Confirm figures and assumptions before relying on an analysis.
Requests are not applications or commitments
A submitted investor request asks LumenBlock to review information and make contact. It is not a loan application, financing offer, credit authorization or automatic referral. Financing availability, terms and any decision to fund are determined by the relevant financing partner and reviewed case by case. No state-by-state availability, rate, approval, funding date or outcome is promised.
Compensation disclosure
LumenBlock earns a referral or affiliate commission from a lender or financing partner only when a referred deal is funded. This creates a financial interest in a successful referral. No particular lender relationship, commission amount, fee allocation or commission payment to the business partner is promised here. Ask about applicable relationships and disclosures before proceeding with an authorized referral.
Sharing and co-branding
Approved business names and colors identify the sharing partner; they do not mean the partner is a lender or guarantees financing. Use supplied links and QR codes without misrepresenting the service, altering attribution, making unsolicited claims or placing customer information in URLs. The calculator may be embedded on appropriate HTTPS pages. No keyword-rich backlink is required.
Privacy and permissions
Do not submit sensitive identity, banking or credit documents. Provide accurate contact information and only information you are authorized to share. Read the privacy notice. Permission to review and contact you is separate from permission to transfer information to a lender; the form does not grant the latter.
Availability and questions
Tools and links may be unavailable or updated. Save your actual submission reference and contact Michael if a response does not confirm receipt; do not assume a failed screen means nothing was saved. Questions may be sent to michael@lumenblock.com.
