The useful question is not which format is always best. It is whether your client needs a private numerical illustration, an ongoing analysis workbook, or an optional way to request financing review.
| Option | Useful for | Trade-off |
|---|---|---|
| Your own spreadsheet | Detailed assumptions, multiple properties and reusable scenarios | You maintain formulas, labels and lender-method caveats; sharing does not itself create a reviewed financing request. |
| A generic online calculator | A quick rent-to-payment illustration | Check what the denominator includes, whether inputs are transmitted, and who handles any linked request. |
| LumenBlock’s free co-branded tool | A simple DSCR illustration plus an optional, attributed investor handoff | Not full underwriting or a portfolio model. Requests require private review and financing is not guaranteed. |
Compare the actual denominator
A calculator labeled “DSCR” may use different debt-service definitions. This tool divides monthly gross rent by monthly PITIA. A business or commercial property analysis may instead use net operating income over debt service. Do not compare their outputs as if they use the same assumptions.
Ask what happens to the data
A private spreadsheet may never leave the user’s device. Online tools vary. LumenBlock’s calculator inputs remain local unless the visitor actively chooses to carry and then submit estimates. Contact and property context are stored only when the visitor sends the request.
Look beyond a logo
Co-branding should make responsibility clearer, not disguise a lender. LumenBlock identifies the sharing partner and the tool operator, explains the commission model, and retains referral attribution on a submitted investor request. It does not promise to pay the property-management partner a commission.
Choose by client need
Use a workbook when your client needs ongoing scenario analysis. Use a basic calculator for a quick illustration. Consider a co-branded tool when you want to add an optional financing-review handoff without building and maintaining it yourself.
