Start with one relevant placement rather than sending every client a financing pitch. The goal is to make a useful resource available when an investor is already thinking about a property decision.

1. An owner-portal resources section

Place your tracked link alongside other optional owner resources. Name it clearly—“Rental-property DSCR calculator and financing requests”—and distinguish it from management payments, rent collection and mandatory notices.

2. A financing resource page on your website

Embed the calculator on an HTTPS page. Explain that results are illustrative and that LumenBlock reviews any submitted financing request. Keep the embed readable on mobile; the request opens directly on LumenBlock rather than inside a crowded portal.

3. A relevant client conversation

When an owner asks about purchasing or refinancing a rental, you can share your approved link as a starting point. Do not claim the client qualifies based on a ratio or promise that a particular lender will fund the deal.

4. A printed owner-meeting handout

Use your supplied QR PNG with an explanatory caption and a readable link. Test the actual printed code before distributing it. A QR code is simply another route to your attributed financing page, not evidence of a funding relationship.

5. A client education article

Explain gross rent, PITIA and the limitations of a simple ratio, then offer your calculator link. Keep the content about the client’s question. No forced keyword-rich backlink or manufactured endorsement is required.

Before you share

  • Use current approved assets so requests keep the correct partner attribution.
  • Do not add customer details to URLs or QR codes.
  • Make the client’s choice clear; a calculator visit is not permission to contact them.
  • Explain that financing availability is reviewed case by case.
  • Request deactivation when a link should no longer be used.
